Piramida Business Center Commissioned and First Lease Agreements Signed
Piramida Business Center was developed as part of the reconstruction of the capital’s Piramida shopping mall, located at 4 Oleksandra Myshuhy Street. The office building adjoins the mall, features a separate entrance with a dedicated lobby, and is also connected to the shopping center via a second-floor passage, providing convenient access to retail areas and parking for its tenants.
Volodymyr Tymochko, Managing Director, Private Equity at Dragon Capital, commented:
“The commissioning of Piramida Business Center marks, for us as an investor, the final milestone in the phased reconstruction of the shopping mall, which we initiated back in 2020. Unfortunately, the full-scale invasion caused some delays in the delivery of the office component. Therefore, today we are especially pleased to complete the project without postponing it until the end of hostilities.
We are also pleased to announce the signing of a long-term lease agreement with Dobrobut, a leading Ukrainian private healthcare network, which will occupy two floors with a total area of 1,560 sq m and will serve as the anchor tenant of the business center. In addition, the entire ground floor of the building, designated for retail use, has already been leased. Currently, 2,300 sq m of office space remains available in the business center. Demand for high-quality office space in Kyiv continues to grow, and we are confident that Piramida Business Center — currently the only office property at Pozniaky metro station — will be in strong demand among tenants.
We would also like to highlight the transparent and efficient work of the State Inspectorate of Architecture and Urban Planning of Ukraine (DIAM): the submission of documentation, its approval, and the issuance of the commissioning certificate were all completed online and in a timely manner. This level of interaction with state authorities is particularly important given that businesses continue to invest under wartime conditions.” a reminder, the reconstruction of Piramida shopping mall was carried out in phases. In spring 2021, a new retail gallery was built, increasing the total area of the shopping center from 16,800 sq m to 20,600 sq m. In summer 2022, the entrance to Pozniaky metro station was reconstructed and the surrounding area was improved. In spring 2023, façade works facing Bazhana Avenue were completed, including the installation of a large LED screen with an area of 350 sq m, as well as the full reconfiguration and expansion of the parking facility to 350 spaces.
