The First Building of M10 Lviv Industrial Park Receives International EDGE Green Certification
This certification confirms the facility's compliance with high standards of energy efficiency and environmental sustainability.
The EDGE certificate verifies that the 14,400 sq.m. warehouse building, currently occupied by the retail chain Avrora, has achieved significant reductions in energy and water consumption, as well as a lowered carbon footprint during construction. These results were made possible through the implementation of energy-efficient heating systems, the installation of smart meters, the use of low-water-consumption plumbing, and construction materials with low CO₂ emissions.
"Our shared goal with the EBRD in the M10 Lviv Industrial Park project is not only to create modern industrial real estate with advanced infrastructure but also to ensure its alignment with leading European standards for environmental and social responsibility. We aim for M10 to serve as a model for applying these principles to large-scale developments in Ukraine. These principles will guide the planning, construction, and operation of all future phases of the park. We are currently designing the second phase, which will span 22,000 sq.m., and are in negotiations with potential tenants," said Mykhailo Sakun, Investment Director at Dragon Capital.
M10 Lviv Industrial Park is not the first property in Dragon Capital’s portfolio to receive a green certification. In 2020–2021, the business centers Eurasia, Prime, GRAND, and Horizon Park were awarded BREEAM In-Use International certificates. These achievements highlight Dragon Capital’s strategic focus on developing sustainable and energy-efficient properties in Ukraine.
About M10 Lviv Industrial Park
M10 Industrial Park is a large-scale project by Dragon Capital in partnership with the EBRD, located in the industrial area of the Riasne-2 district in Lviv, just 60 km from the Polish border. The 23.5-hectare site allows for the construction of six phases of manufacturing, warehouse, and office buildings that meet international sustainable development standards.
In September 2023, the Multilateral Investment Guarantee Agency (MIGA) of the World Bank granted a 10-year war risk insurance for the M10 Lviv Industrial Park. The EBRD holds a 35% equity stake in the project, with its total investment potentially reaching $24.5 million.
The first phase of the industrial park — a 14,400 sq.m. Class A warehouse facility — was completed and commissioned in February 2024. The facility is fully leased by Avrora, one of Ukraine’s leading national retail chains.
